Home Inspections/Rates Who Are We?







  • Structure: foundation, walls, roof
  • Basement, crawl space
  • Heating and cooling systems
  • Plumbing, bathrooms, and fixtures
  • Electrical systems
  • Kitchens and appliances
  • Interior walls, floors, ceilings, windows and doors
  • Attic: insulation, ventilation
  • Roofing, flashing, gutters
  • Exterior walls, doors, windows, skylights, trim
  • Fireplaces and chimney
  • Porches, decks, and entry steps
  • Garage
  • Grounds: grade, fences, outbuildings and barns

    Inspection fee:$325.00

  • An additional charge of $1.00 per $1000 added for homes selling over $200,000 (excluding lake-front property and large parcels of land). Example: A home selling for $225,000 is $25,000 over $200,000. 25,000/1000 = $25.00 The total Inspection Fee would be $350.00 This increase is negotiable, especially with Lakefront property and large parcels of land which artificially inflates the price.
  • A reduced fee may apply for low income person(s) who qualify for certain community support programs such as Community Action House, HUD homes, State and/or Federal grant programs, or low income first time home buyers. (This reduced fee applies to low income home buyers and not investors.)
  • Individual component inspections (such as structure only, etc.) are $100.00 each.
  • $25.00 per hour re-inspection fee. Often the initial inspection will discover a concern or defect which you request the current home owner to correct before closing. If the home owner reports that the concern has been corrected I will re-inspect the corrected concern or defect for a $25.00 per hour fee.
  • A mileage fee may apply if the inspection property is further than 60 miles from Holland, MI.
  • For a DVD with annotated (100+) photographs add $75. (Useful for out of town buyers not able to view the inspection.)
  • A DVD/CD of all pictures taken during the inspection is included in the price.
  • Additional charges may apply for a building with multiple units, out buildings (one garage is included in the cost) and/or additional furnaces or kitchens. This is negotiable and should be discussed prior to the commencement of the inspection.
  • No additional charges for areas such as a crawl space.
